Whether you are a building manager, property owner, or maintenance personnel, this FAQ document aims to offer valuable insights into the maintenance practices, safety measures, and technical details related to elevator systems.

WHAT IS COVERED WITHIN A MAINTENANCE CONTRACT?

A lift maintenance engineer will check all parts of a lift for wear and tear including:

  • Lift shaft
  • Guides/ Ropes / Belts
  • Top of lift car
  • Motor room
  • Lift pit
  • Door operation on each floor including floor levelling
  • Car and landing shoes
  • COP and LOP pushes
  • Lift car interior including lighting, skirtings, electronics and handrails

Any defects noted on a service visit will be reported back to the client via a service report and quotations for minor repairs are readily available upon on request.

WHAT IS THE DIFFERENCE BETWEEN A MAINTENANCE VISIT AND A LOLER EXAMINATION?

With regards to the difference between a LOLER and a service visit in essence it is easier to explain when you compare the LOLER to a vehicle MOT and the service is similar to that of a car service.

On a service visit our engineer will look at the safe and reliable running of the lift to give our client the benefit of reliability and safety for passengers.

And on a LOLER visit our engineer will look at all areas within the scope of present standards – even where the lift was manufactured and installed prior to those standards being in force.

Therefore sometimes you will have defects noted by the LOLER inspector that may not have appeared on the service report and vice versa.

DOES LOLER APPLY TO ALL PASSENGER LIFTS?

LOLER Thorough Examinations do apply to passenger lifts.

Passenger lifts by law must have LOLER examinations carried out every 6 months – without a valid LOLER certificate then a lift can be shut down until one has been undertaken.

Goods lifts only require 1 LOLER examination every 12 months.

HOW OFTEN SHOULD MY LIFT BE SERVICED?

This is all dependent on how frequently the lift is used and the nature of the business. We recommend the following:

  • 12VPA – Heavy usage
  • 6VPA – Frequent usage
  • 4VPA – Moderate usage
  • 2VPA – Light usage

WHAT IS YOUR RESPONSE TIME FOR AN EMERGENCY CALL OUT?

Within 1 hour for emergency entrapments in Bristol & Bath area and up to 4 hours for everything else.

ANALOGUE LINES ARE BEING PHASED OUT – WHAT DOES THIS MEAN FOR MY LIFTS AUTO-DIALLER?

For those of you that currently have an auto-dialler installed within the lift car that is connected to a telephone line this will unfortunately become inoperable once the transition has been made.

However, there are two options that will be made available to you in order to rectify this – they are as follows:

  • Installation of an ATA converter
    If you are having the copper analogue lines replaced by an IP telephone line then we will be able to install an ATA converter between the IP line and auto-dialler in order to bring it back to service. Please note with this option the ATA converter will not work in the event of a power cut.
  • Installation of a GSM unit
    The alternative option is to have a GSM unit installed which works using a mobile sim card. This unit is installed on top of the lift car and then connected to the auto-dialler. You can choose any network for the sim and you can choose to opt for pay-as-you-go or a monthly contract. As this system uses a mobile sim card you will need to ensure your building has a good signal in order for it to work.

CAN YOU CARRY OUT NON-CONTRACTED REPAIRS?

Yes – dependant on the extent of the repairs we may need to carry out a survey before providing a quotation, but a maintenance contract does not need to be in place in order to do so.

CAN I TEST MY ALARM/AUTO-DIALLER MYSELF?

Yes- we test the auto-diallers on every service visit but also recommend that clients test them regularly if you are on a lower visit per annum contract.
